A few months ago, while undertaking location intelligence analysis for a project in Brisbane, the data told us something we didn't quite expect! It told us that despite Brisbane's overall ‘baseline’ people movement surging beyond pre-pandemic levels to March this year (2021), people just weren't returning to offices in the same numbers as anecdotal evidence suggested. Our findings are fascinating.

Defining Trade Areas using Worker Movement – to Support Trade Area Analysis for Office Buildings

When office building landlords are reviewing the retail mix within a site, they need to consider the trade area within which their building resides. But what exactly is a trade area and how is this trade area determined for any given office building? Historically the property industry has used a “rule of thumb”, adopting an existing statistical area produced by the ABS or just had a crack at what felt right. As an approach, this does seem a little arbitrary. At propella.ai, we decided to take a more scientific approach to determining the likely trade area for any office building, by examining office worker behaviour.
