Beulah International

Southbank by Beulah, Melbourne

Beulah International is developing a site in Southbank that, once completed in 2025, will be the tallest residential development in the southern hemisphere.  In addition to 600 luxury apartments, the site will host commercial offices, a 5 star hotel, an entertainment centre, a cultural precinct, and world class retail within a 30,000 sqm podium. propella.ai was engaged to advise on the optimal mix of retail services for the podium area, including appropriate allocation of retail space and revenue projections for each category.

Investa 242 Exhibition Street project

To support Investa with assessment of a ground floor re-design and retail placemaking strategy of Telstra’s Head Quarters, propella.ai was engaged to run retail analysis to provide recommendations for the most appropriate retail services for the precinct.


AXA Investment Managers

101 Collin Street, Melbourne

propella.ai were engaged to provide insights that informed the Bates Smart ground floor masterplan of the iconic 101 Collins Street, through application of retail analytics and Building Occupant Profiling to better inform service and amenity design for building tenants

1000 La Trobe Street

Poly are developing a Woods-Bagot designed commercial office building at 1000 La Trobe Street, Docklands.  propella.ai were engaged to provide recommendations for highest and best use services for the retail located on the ground floor of the development.

Brookfield

405 Bourke Street

Brookfield are developing a premium office building in the heart of the Melbourne CBD that will be wholly occupied by NAB when completed.  propella.ai were engaged to run retail analysis to support decision making for the retail mix including food & beverage and other retail services.

Large residential development (not disclosed)

Development Victoria is planning to develop a large suburban site into a residential community that will include some affordable housing. Development Victoria engaged propella.ai to conduct an assessment of the site and surrounding neighbourhood to determine if the development could sustain the inclusion of retail and potential commercial services. propella.ai undertook modelling and provided evidence to support the decision to seek re-zoning of the site to allow provision of selected retail services.
